An Orlando-based developer is reviving a long-dormant residential project in Titusville, bringing 72 new townhomes to a site that has sat unfinished for two decades.

Eastern Homes plans to complete the Christian Court community, located along State Road 406 (Garden Street), as part of a $2.5 million residential development. The project aims to address the growing demand for housing driven by the Space Coast’s aerospace industry.

“Titusville is rapidly expanding,” John Morris, owner of Eastern Homes, said in an interview with the Orlando Business Journal. “It’s a good little niche for us. This project is a subdivision that sat for 20 years, not able to get across the finish line, and then our highlight is we were able to step in with our team and finally bring it to finalization.”

The 7.11-acre site was originally approved as the Mercedes Townhomes in January 2006. While internal roadways and general utilities were installed at that time, home construction never materialized.

The revived plans for Christian Court include 14 two-story buildings. The units are expected to be priced in the middle-to-high $300,000 range. The Titusville City Council approved the preliminary plat permit for the project on Feb. 26.

Morris said the development is on an “aggressive schedule” and is expected to be completed within the next three months. Eastern Homes is currently under contract with a national home builder to purchase the community once construction is finished.

The surge in local employment from companies like SpaceX, Blue Origin, and NASA programs is a primary driver for the investment.

“We see the need for housing in Titusville with SpaceX and Blue Origin and the NASA programs, and then all of the supporting industries that go along with the space program,” Morris said.

The Christian Court project is not the only Eastern Homes development in the area. The company is also facilitating a 28-lot townhome subdivision off Elizabeth Avenue and East Whispering Hills Road, which is slated to become a rental community.

According to data from Redfin, the median sale price for a home in Titusville was $275,000 last month. While prices are down approximately 13.9% compared to 2025, the median price per square foot has risen 3.0% over the last year to $186.

The project engineering is being handled by CivilCorp Engineering (formerly Cycorp Engineering), a firm currently managing several other residential and infrastructure projects in Titusville and Sanford.

  1. Maybe bring good restaurants and shopping so people don’t have to drive 45 minutes to eat somewhere besides fast food and tacos.
