Current Developments in North Brevard

Below is a list of current developments either proposed, in the early stages of planning or going through City review. Each development will have a date of the next public meeting, where residents can show up to voice to opinions for these projects happening in our City of Titusville

Site Plans

Brooks Landing – Site construction has begun on a 143-lot single-family home subdivision located north of Jay Jay Road.

Burger King – A site plan has been approved for a 3,117 square foot restaurant located at 11 S. Washington Avenue. The project consists of the demolition of the existing restaurant, site related improvements, and construction of a new restaurant.

Caliber Carwash – A site plan is under review for a 3,764 square foot carwash located on Garden Street as an outparcel on the St. Johns Plaza.

Comfort Suites – Site construction continues on a 68,992 square foot, 122 room hotel located at 4830 Helen Hauser Boulevard.

Culver’s – A site plan is under review for a 4,443 square foot restaurant located at 2855 Cheney Hwy. Read More Here

Dark Storm – A site plan is under review for a 24,000 square foot manufacturing building located at 1800 Armstrong Drive. Read More Here

Dream Space Coast Apartments – Site construction continues has been issued for changes to the property including dumpster enclosure, parking re-striping, additional landscaping and an expanded parking lot located at the existing apartment complex at 2825 S. Washington Avenue.

Falcon’s Roost – A Sketch Plat is under review for a 28 single-family home subdivision on 53 acres located north of Knox McRae Drive.

Gen H2 – A site plan has been approved for site improvements to the existing property formerly known as Eckler’s and a new manufacturing/warehouse building located at 5200 S. Washington Ave.  Building permits are under review for internal improvements to two existing buildings and one existing building has been demolished. The complete project will include 94,610 square feet of manufacturing and warehouse and 35,000 square feet of office space. Read More Here

Horizon @ Sandpoint – Site and building plans are under review for the redevelopment of the former Sandpoint Plaza located at 300 N. Washington Avenue.   The proposed plan includes apartments, parking garage and commercial mixed use.

Huntington Park – A preliminary plat/site plant is under review for an 86 single-family home subdivision on 79.79 acres located west of S Park Dr and south of Harrison St.

Kentucky Fried Chicken – Site and building construction is nearing completion for the 1,542 square foot restaurant located at 4670 South Street. Project plans to demolish and replace the existing C & C Auto Wash. Read More Here

Riverwalk Apartments – Site construction continues for a 210-unit apartment complex consisting of 10 buildings located at 5305 S Washinton Ave. 

SNJ Townhomes (formerly Elizabeth Townhomes) – Site construction continues for 28 two-story townhome units located south of E. Whispering Hills Road and east of Elizabeth Avenue.

Space Perspective – Site construction is underway for a 49,000 square-foot manufacturing facility located on Bristow Way at the Space Coast Regional Airport. Read More Here

Swan’s Storage – A site plan has been approved for 7,350 square feet of mini-storage, as well as outdoor RV storage located at 3575 South Street. 

Valentino’s – A site plan is under review for a 2,700 square foot restaurant located at 4244 S. Washington Avenue.

Village A – A sketch plat is under review for 328 single-family homes located east of State Road 407 and west of Grissom Parkway. 

Village B – Site construction continues, and the Final Plat has been approved for the third phase of the Verona Subdivision which consists of 174 single-family homes on 117 acres. The project is located east of State Road 407 and west of Grissom Parkway.

Village C – A sketch plat is under review for 537 single-family homes located east of State Road 407 and west of Grissom Parkway.

Village D – Site construction is complete and home construction continues for the second phase of the Verona Subdivision (formerly Willow Creek) which consists of 79 single-family homes on 121 acres. The project is located east of State Road 407 and west of Grissom Parkway.

Wawa – Site construction is underway for a 6,119 square-foot convenience store/restaurant with gas pumps located at 1245 Grumman Place. Read More Here

Airport Stormwater – A site plan is under review regarding stormwater improvements located at Golden Knights Blvd.

Caremax Parking Lot – A site plan is under review to expand the parking lot with stormwater located at 4294 Garden St.

First Pentecostal Church – A site plan is under review for a 11,682 square foot building addition located at 1010 Norwood Avenue.

Fox Hollow 2311 – A site plan is under review for a 4-unit, multi-family quadraplex building located at 2311 Fox Hollow Drive.

Fox Hollow 2301 – A site plan is under review for a 4-unit, multi-family quadraplex building located at 2301 Fox Hollow Drive.

Fox Hollow 2416 – A site plan is under review for a 4-unit, multi-family quadraplex building located at 2416 Fox Hollow Drive.

HABC Main Street – A site plan is under review for 25 multi-family units located at 1211 Main Street. 

Hydrosaurus Brewing – A site plan is under review for a 2,000 square-foot addition for a brewery located at 502 Josephine St.

Renzetti – A site plan has been approved for a 11,756 square-foot manufacturing facility addition located at 8800 Grissom Pkwy.

Riverfront Center Tract E – A site plan is under review for a 16,000 square-foot office and 24,000 square-foot warehouse.

Sisson Roads – A sketch plat is under review for 91 townhomes.

South Lake Elementary – A site plan is under review for utility improvements, car-loop addition, and new portables located at 3755 Garden Street. 

Titusville Resort & Destination – A site plan is under review for a mixed-use development located at 3550 S Washington Ave. The project is a mixed-use development consisting of the demolition of the mall and the construction of retail, medical offices, apartments, senior living, hotel and restaurants. Tranquility Bay – Phase 1 – Site construction is underway for 99 single-family homes located east of South Washington Ave and west of Riveredge Dr.

Tranquility Bay, Phase 2 – A sketch plat has been approved for a 104-lot single-family home subdivision located east of US1 and north of State Road 405.

Tranquility Bay, Phase 3 – A sketch plat is under review for a 75 single-family home lot subdivision located east of US1 and north of State Road 405. Read More Here

Tropic Apartments – A site plan is under review for a 44 multi-family apartment complex located east of S Singleton Ave and south of Tropic Street. 

Pier 13 Coffee – A site plan is under review for a 4,166 square-foot retail coffee shop and a 1,180 square-foot roasting facility located at 1391 N Washington Ave.

Conditional Use Permits

CUP #1 – 2022 was approved with Conditions to allow two (2) multifamily buildings, six (6) story (62-64 foot tall) and one (1) Hotel seven (7) story (72-74 foot tall) in the Urban Village (UV) zoning district at 3550 S Washington Ave.  Sec 28-328

CUP #2 – 2022 is Approved to allow the development of a concrete recycling facility, 84 Golden Knight Blvd, which is zoned M-2 Heavy Industrial.  A conditional use permit is required for this use in this zoning district.  Sec 28-217 

CUP #5 – 2022 was approved with conditions, to allow for an outdoor recreational and commercial amusement use at 1355 Cheney Hwy.      Sec. 28-276

The applicants are requesting a permit to build a park to include a Challenge Course and Play Area west of their current property. The property is zoned Community Commercial (CC).

CUP #6 – 2022 was Approved to allow for an indoor recreational and commercial amusement use at 1010 Norwood Ave.       Sec. 28-235
The applicants were requesting a permit to expand the church by building an 11,682 sf, two story building.  The property is zoned Single-Family High Density (R-1C).

CUP #7-2022 (accompanied by an Small Scale Amendment) is a request to modify an existing Conditional Use Permit (CUP) # 1-2017 for a  Private School in the Community Commercial (CC) zoning district at 1881 Knox McRae Ave.      Sec. 28-255

CUP #2-2023 is a request to demolish an existing gas station to build a new gas station which includes a new store and pumps located at 3580 Garden Street.

Lake Fern Academy 

CUP #10-2022 is a request to add a new building consisting of three classrooms to the Lake Fern Academy at 257 Aguinaldo Avenue.

One Oak Titusville

CUP #9 – 2022 is a proposal to redevelop the existing hotel and restaurant located at 3500 Cheney Highway into a multi-parcel development for Gas Station, Quick Service Restaurant, and Casual Dining Restaurant.

The Zoning Designation of the existing site is of Tourist (T), which only allows Gas Station as a Conditional Use. The Applicant is requesting Conditional Use be allowed for the proposed redevelopment.

CPA Number 2020-01 is Approved to change the Future Land Use Map (FLUM) by changing the Comprehensive Plan Commercial High Intensity Future land use to the Urban Mixed Use Future Land Use and rezoning the property from Regional Commercial (RC) to Urban Village (UV) zoning district. The Master Plan includes a mixed-use development with commercial and residential uses. The amendment will be transmitted to the State’s Land Planning Agency for review prior to adoption.

Small Scale Amendments

Lieberman MF 

SSA #1-2023 is a request to amend the Future Land Use Map to replace the current High Density Residential (HDR) and Conservation (CONS) to High Density Residential (HDR) only. It also requests to change the zoning from Multifamily High Density Residential (R-3) and Open Space & Recreation (OR) to Multifamily High Density Residential (R-3) only.
