In an Orlando Biz Journal article, Winter Park-based Surrey Homes LLC announced that they planned to buy 118 acres to build a 200-home single family development.

The land is near the northwest corner of the intersection of State Road 46 and Interstate 95, just west of Love’s Travel Stop.

Surrey Homes Director of Land Acquisition Clark Sprinkel told Orlando Business Journal that the land is under contract, but declined to disclose a sale amount

Surrey said in the article that they will build roughly 200 homes on the land, which has gone through the approvals process with Brevard County, with the goal of breaking ground in first-quarter 2023

According to the current zoning, roughly one-third of the land may not be buildable due to wetlands.

There are also 4 acres under contract with S.R. 46 frontage. Surrey said in the article that they will resell that land. “We’re not a commercial entity, so we’ll end up spinning that off. We know commercial should go there. Exactly what, when, timing – all that stuff, I don’t know yet.” Sprinkel told Orlando Business Journal

In the article, Sprinkel highlighted the access to Seminole County, noting that because of S.R. 46, someone could live in the planned subdivision and have a commute of a 30 minutes or so into Lake Mary and Sanford.
